Intent to Vacate


Considering moving out?

Tenant is reminded of the following conditions of the lease:

  • Tenant must vacate the Premises on or before said lease expiration date.
  • If Tenant vacates prior to the end of the current lease expiration date, Tenant will be responsible for all costs associated with the breach of lease. 
  • If Tenant does not vacate the Premises on or before said lease expiration date, the lease payment amount will double from the current lease rate.
  • All rent must be timely paid. The security deposit is not a substitute for the last month's rent or any other month's rent.
  • All keys and other items related to the Premises must be returned to Belvedere Properties, LLC immediately after vacating.

Move out procedures

In accordance with your lease, the following is to be completed to our satisfaction in order to have your security deposit returned.


  • Remove all personal property, including any trash generated
  • Contact Browns Carpet Cleaning to professionally clean all carpets, submitting the receipt with keys (Browns Carpet Phone number is 336-209-5987
  • Vacuum all hardwood floors and mop vinyl and/or tile floors
  • Wash cabinets inside and out
  • Clean all appliances, inside and out
  • Clean all areas of home, including baseboards, window sills, door frames and light fixtures
  • Replace all furnace filters with new ones
  • Mow yard, trim shrubs (if applicable) and remove all debris from the exterior of the premises
  • If pets were present, a professional flea treatment is required – submitting the receipt with keys
  • Secure all windows and doors before vacating
  • Return home keys, garage door openers, and mailbox keys, if applicable to our office
  • Be sure to notify us of your new address so we may forward your security deposit to you
  • If the home has an oil or propane tank, please contact us for further instructions
  • All Keys, receipts and other required items must be submitted to our office at 2606 Branchwood Dr


Greensboro, NC not later than 9:00am the day after your lease ends. Please note that leases do not allow for daily tenancy and you could be responsible for entire month’s rent should you not vacate on time.


We are certain that you wish to receive you entire deposit back, and it is much easier for us to return your entire deposit than have to deduct items from it. Please keep in mind that damage and the cost of non-fulfillment of the lease terms might be deducted from your security deposit.
